In this episode of the REsimpli podcast, host Sharad Mehta sits down with Ray Glymph, a dedicated real estate investor and entrepreneur who built his way from a single rental unit to over 100 self-managed doors. Originally from Brooklyn, New York, and now based in Morgantown, West Virginia, Ray shares his journey from studying industrial engineering to pursuing real estate full-time. Early on, Ray discovered the benefits of "house-hacking," renting out his basement to cover his mortgage, which sparked his passion for real estate investing.
Ray's first significant foray into real estate came with out-of-state investments, starting with a Craigslist purchase in Pittsburgh. He funded his early acquisitions through lines of credit, then scaled his portfolio by reinvesting rental income and leveraging the BRRRR strategy. Along the way, Ray developed supporting businesses, including a maintenance and property management company, to streamline operations and control costs. Now, he focuses primarily on multi-family properties in his local market, preferring 4–10 unit buildings, a "sweet spot" that offers steady cash flow without heavy competition from larger investors.
Looking ahead, Ray’s vision is to make a lasting impact by investing in affordable housing for veterans and underserved communities. Outside of real estate, Ray enjoys spending time with his family, sharing his journey on social media, and inspiring new investors to take action.
